The successful sale of your home requires a custom, tailored strategy that combines different elements to gain maximum exposure. I will:

1. Prepare the property for sale

- Consult with you to decide on appropriate market positioning--including price--for the home, giving you options depending on how market-ready the home is
 
- Prepare a "sellers net sheet" so that you can see in concrete form how much money you can expect to net from the sale under different pricing scenarios 

- Bring in cleaning professionals to prepare the home, providing storage options and staging experts as necessary

- Collect  market feedback from real estate professionals who preview your home and their prospective buyers

- Determine the most advantageous launch strategy for your property in order to maximize attention during the initial critical days the property is on the market

2. Market your property

-  Use critically-important internet marketing tactics to achieve high levels of property exposure to home buyers on the web, including listing your home on this website www.BestArlingtonHomes.com, my blog for buyers, multiple listing services, other websites like Trulia where I am a real estate "pro", a single property website, using Craigslist, and linking your property listing to other relevant sites to increase traffic and viewings of your ad

- Use on-the-ground old fashioned tactics of calling leads, alerting your neighbors, and using flyers to generate word-of-mouth buzz to help generate sales offers

- Use the professional services of Homevisit to photograph your home and prepare and produce all marketing collateral

- Hold Open Houses for brokers and the general public as appropriate and/or desirable, being sure to discuss with you ahead of time all of your showing options

- Call each and every lead in order to get personal feedback and ascertain real levels of interest in the property 

- Communicate with you on a regular basis in order to fine-tune our marketing strategy if necessary.

3. Getting from ratified contract to final sale

- Purchase a home warranty that will cover you during the time between listing and sale, and that can be carried over to the buyer after the sale (becoming another marketing tactic used to generate offers).

- Screen all qualified buyers

- Present and review all written offers 

- Negotiate the transaction and finalize the sales terms

- Follow up on buyer's financing and negotiate the removal of all relevant contingencies if they exist

- Have qualified contractors who can be called upon to quickly make repairs or attend to the final details before the keys are handed over

- Thoroughly review all final contractual details as we progress to settlement
