My initial thoughts about pricing your property come from knowing the market, from previewing the inventory each and every day, and of course from listening to you. But, I also conduct comprehensive, cutting-edge data analysis that goes beyond the boiler-plate real estate analysis provided to all agents by the Northern Virginia Association of Realtors. Because real estate is so local, it is imperative to look at statistics that pertain directly to the type of home you are selling and its location.
I monitor zip-code level housing data across the County, and further analyze it by home size, price range, home style, and even by block. I conduct the same sort of home sales data analysis for other Northern Virginia markets. Real estate requires on-the-ground, local data to inform your decision-making.
It is also critically important to examine up-to-date real estate sales figures. My comps will be pulled from only the most recent and relevant homes on the market.
